Roof coatings should be considered when looking for a new roofing system. There are many advantages and benefits for using roof coatings. Roof coatings are not all the same and should be considered on their own individual merits. Roof coatings can be applied over practically with properly prepared surface.
No tear off. This protects our environment by eliminating the use of landfills. In some cases we may have asbestos or other materials that are considered hazardous that can be encapsulated and remain in place, which can be a great savings, with no detrimental effect.
Highly reflective. The reflectivity varies according to individual roof coating products. It is also important to note that some lose more of their reflectivity over the years than others.
Energy savings. It is very important to take this into consideration as expensive as it is with the escalating cost of fuel and utility prices. These cost will only continue to rise.
Some roof coatings have a rating equivalent up to R-19.
Impact resistant. This can be very important because of hail damage. You may be able to get a reduction in your insurance rate with some roof coatings that have been tested and approved for these ratings.
Some roof coatings tolerate standing water. This is something you may consider if you have poor roof drainage. It is not an acceptable practice with any roofing products. The standard policy in the roofing industry is, if water stands on a roof longer than forty-eight hours, the product can not be warranted. Any ponding water will eventually deteriorate the roof.
Class A fire rating.
Qualify for a tax deduct or tax credit. This will apply to roof coating systems that have been approved by government agencies for that individual roof coating systems.
Reduce sound up to 68%.
Roof coatings are considered maintenance items, therefore they are 100% deductible for that year, whereas a re-roof will have to be deducted over a period of years. Check with your tax consultant for verification for your situation.
