Things to be aware of when shopping for a roofing system.
Most roofing manufacturers have good products and good roofing systems. They have been designed, tested and proven over the years to stand up to the quality that is expected, when properly installed.
There is certain criterion that needs to be followed for any roofing system or roof coating, and any specification within that system, for any roofing or coating manufacturer. If a roofing specification is not designed to meet the criteria, for a certain project, it would be advisable to find another system or specification from that manufacturer, or go to a different manufacturer that has a roofing system with a specification that will fit those needs.
When deciding on a new roofing system it is important to think the situation over very carefully. There is a lot of money involved and you need to make a well, informed decision on how your money is to be spent. Ask yourself some questions. How old is your roof? Can I get by with a repair or do I need a roof replacement? What should you expect out of a roof warranty?  What kind of budget would you need? Do you have money readily available or do you need to plan for a loan?  Would you want an energy saving roofing system or roof coating? These and others questions will help you get started making your decision. 

Things to be aware of when deciding on a roofing contractor.

If you have a roofer that you have used before and are satisfied with their work, then you are one step in the right direction. Be careful when choosing a roofing contractor, as with any other trade, your investment can cost you later down the line if you make a bad choice. Ask for references and call the Better Business Bureau. Be sure to get a written proposal from the roofing contractor stating the material to be used, including the type and thickness of insulation, if required, and method of attachment, including wind uplift requirements. Compare all the information on all the proposals to make sure everyone is bidding apples to apples. Make a list of all the materials, specifications, warranties, etc. Check each individual item on your list as you go through each proposal. If there is something you don’t understand, or something that needs to be clarified, don’t hesitate to, get in touch with each of the roofing contractors to ask questions. If they can’t answer the questions to your satisfaction, this may be one you need to eliminate. Leaving out one item on a bid may reduce the price of the bid by thousands of dollars, depending on the size of the roof. Picking the right roofing contractor is critical. The integrity of a roofing system should never be compromised by poor workmanship or inferior materials. Make sure it’s someone you have confidence in, before you make a final decision. On any roof replacement, it essential to make sure that any bad decking be repaired or replaced before installing a new roofing system.
When you make your decision, get a contract with all the essentials as far as specifications, materials, square footage of roof areas to be included, set-up areas, warranties, payment terms, inspection during and after completion and a time frame for completion (this does not include down time due to weather). Roof inspections may be made by the owner or his representative. Roof inspections are at the discretion of the owner and are his responsibility. If there are charges for these roofing inspections, the owner is responsible for that cost. The cost of this may be added to the contract if desired, but the owner must specify that amount to the roofing contractor so it can be included as part of the contract.
After completion, the roof should be maintained. This is the responsibility of the owner. Keep the roof free of leaves, fallen limbs or other debris that may be thrown onto to the roof. Any A/C maintenance should be monitored. Oil, air conditioning refrigerant and acid can damage the roof if handled improperly. Any damages to a roof would not be covered under the roof warranty, but would need to be repaired in order to keep the warranty in effect. Tree limbs should be trimmed and not allowed to come in contact with the roof.
Properly installed and maintained, your roof should give you good service for many years. Contact your roofing contractor or roofing manufacturer if you have any problems. Good Luck with your new investment.
